“Central and tourist neighborhoods are at the top of the preferences. Porta Venezia, Duomo, Brera, and the Navigli are the areas with the highest number of bookings. These are areas that combine historical charm and modernity, offering a wide range of services.”
Reol Fejzaj:
“Exactly. I would also add neighborhoods like Isola and Porta Romana, which are experiencing a renaissance. An interesting fact is that these areas represent over 25% of the short-term rental market in Milan. However, we are noticing a gradual increase in demand even in less central but well-connected areas, such as Bicocca and Lambrate.”
Q: What types of properties are most in demand by tourists?
Reol Fejzaj:
“80% of properties intended for short-term rentals in Milan are studios or one-bedroom apartments. This is because most guests are couples, traveling professionals, or small groups of friends. Families, on the other hand, tend to prefer larger apartments, which are still a niche to explore.”
Sebastiano Cipriani:
“I would add that guests look for comfort and convenience. Apartments must be well-furnished, with fast Wi-Fi, equipped kitchens, and attention to detail that makes them feel at home.”
Q: What are the main challenges for those operating in this market?
Sebastiano Cipriani:
“Competition is one of the most complex aspects. For every property intended for short-term rentals, there are about two vacant homes. Differentiating becomes crucial, and to do so, one must offer not only a well-presented home but also impeccable service.”
